Report for 12/5/2005 – 12/9/2005 – LCCC – Albany County Campus Prepared by Seth A. Carson Correspondence 12/5/2005 – Email from Phil Neal to Seth Carson Hi Seth, Correspondence 12/5/2005 – Email from Chuck Bohlen and Phil Neal Tim, we need you to way in on this ASAP. TK is ready to paint the halls. Chuck Wall Paint I went to the site to day to assess the corridor paint. I had two students and one other employee with me (for another reason) and I walked all the corridors in the west pod (the east pod painting is not complete yet). I tried to assess the degree to which I could see imperfections in the walls. It is a little difficult to determine what it will look like when the building is finished because all the windows which provide light to the hallway are covered with brown paper. This paper is being used by the painters to prevent paint from getting on the windows. Therefore, the hallways are somewhat dark and the light which will be reflected will be considerably brighter once the building is finished. I say this because any imperfections you see now will only be accentuated when full light is present. Also, there is a considerable amount of patch work being done as a result of Seth’s review. I mention this because the walls have a satin finish but as you look down the wall, there are numerous spots where touchup putty has been used and it confuses the eye as to what is an imperfection and what is patch work (the patch work is a dull flat patch where the wall color primer is satin with a little gloss to it). Given all of this, I could still see joint lines, horizontal and vertical. I am not sure, at this light level, that I would have noticed them unless I was looking for them though. Once the full light hits the walls, I think it will be more apparent. I honestly think that there will be very little progress made by moving to a flat or eggshell finish on the walls. I like the satin paint and think it would work well for maintenance. But to hide the imperfections, I think we will have to have some kind of wall treatment. I believe the easiest and cheapest treatment would be to have a blown-on knockdown texture. This can be done very easily and quickly, and then they can apply the finish coat of paint over top of it. The doors, windows and fixtures are all covered at this point and for the painters to blow on a quick texture would not destroy any other items. They have their compressors there to paint the ceilings of the corridors. Therefore, they have the right equipment on hand, the taping and prep work on the windows and doors is done and it would just be a matter of several men spraying it on. I can’t imagine it would take a couple of guys more than one day. Wallpaper or other wall treatments would be too expensive. On the other side of the fence, I do have to say that I think we can reasonably expect that with walls that are this smooth (lack of any texture), that tall and long, we are going to have to expect some imperfections. These are huge sections of walls and when you walk down these corridors your sight angle is such that you will notice anything wrong with wall alignment and finish. The question is to what degree are we going to accept this. Without breaking up a wall that large with pictures, some texture, wavy accent paint or something else, we would have to have a perfect wall in order not to see lines of some sort. Statue Base Cap On another note, I was originally going to the site today to train our student government president on how to give tours of our new campus, and he will train the rest of the student government. It turns out that he and his family have a concrete business in Fort Collins and they do a lot of custom concrete projects - like the statue base cap we are looking for. He has some interesting ideas about the cap and will get us a price estimate. I sent him to Seth for specifics of what we are looking for so that they can give us an accurate estimate. In addition, Nicole at Taylor Kohrs will be contacting some firms in Denver about the same issue. I should have some estimates for you all by next weeks meeting. Have a great weekend, Phil Correspondence 12/5/2005 – Email from Phil Neal to Team Hi everyone, I talked to our construction tech teachers over the weekend about the paint in the hallways of the new campus. They said the texturing recommendation I made should work for us, be easy for the painters to do and should only take a couple of days to texture the hallways in both sides of the building. But they made two recommendations: 1. They would use an orange peel texture. I recommended a knock-down texture but what they told me is that a knock-down texture would require two passes on every wall (one to spray the texture on and one to knock the texture down to the desired thickness with a trowel). The orange-peel texture just gets sprayed on in one pass and it is ready to paint once it dries. 2. If we want to use a flat paint (I told them this was not our first choice due to maintenance issues) Behr makes a flat paint that is washable and very durable. It is a little more expensive and comes with a warranty, but should not give us the maintenance problems we are worried about. I hope this helps a little. An orange peel texture will not hide as many imperfections, but can be applied in one step and is easier to repair. A flat paint shows less imperfections than a semi-gloss. The semi-gloss is easier to clean. Deloss has worked with a flat paint that is supposed to be easy to clean, similar to what Phil describes, but found that paint to be hared to work with – not easy to apply and look good. Tim Correspondence 12/5/2005 – Email from Phil Neal to Team Hi everyone, I have one bid from Langston Concrete www.langstonconcrete.com , out of Westcliffe, Colorado. Zach Langston is the ACC Student Government President I was telling you about. His family owns a multi-faceted concrete business. One of the services they offer is custom stained and stamped concrete. Zach checked with the company about creating a custom top for our statue base, and they would like to donate all of the supplies (concrete, forms, stamps, stain and rebar) and labor. We only will have to pay $510 for transportation and related installation expenses. I have them working with Seth on the design and specifications. There are several different colors and finishes they can provide. You can review the concrete colors at www.daviscolors.com. The Langston company has not been told they have the winning bid and know that the decision will be made Friday at our OAC meeting. I will bring the proposal with me for all of you to review. The one issue we will have to resolve, if we use this company, is how to lift the top from the trailer and place it on the base. It will weigh approximately 1500-2000 lbs. Since the concrete business is booming right now, they cannot send a boom truck to Laramie for this project. So, we may have to rent some type of machinery from the local rental store. Also, Ralph may have a backhoe that we could use to lift the top. I wanted to give everyone time to think about this option since I think our meeting on Friday will be jam packed. Have a great day. Phil Correspondence 12/5/2005 – Email from Jerry Hankin to Seth Carson Seth, the IBC does not require the corridor walls to be of fire-resistive construction (Table 1016.1), so they are not required by code to be taped or mudded above the ceilings. This is further noted on the building code summary sheet on A002. Plan sheet A002 however, shows the corridor wall partition types 3C and 3D to be floor to structure, UL rated, and general note #9 on A600 shows all doors/frames in 1 hour rated walls to be 20-minute, indicating their plan to fire-rate the corridors. I’ve never received the door and window schedule. Perhaps the architect should be contacted to find out their intent regarding the proposed fire-rating. Cheers, Seth Carson Correspondence 12/7/2005 – Email from Michael Walters to Seth Carson Seth -- We walked through the ACC building this morning with our contractor that will be installing the projectors and Smartboards. We talked a lot with Todd from Fremont Electric. The contractor and Todd will be coordinating their efforts. Several items that need to be addressed: 1. Where does the UPS get installed. You were talking about the electrical closet. Todd needs to know exactly where so he can wire everything. The UPS is most likely hard wired. I am including the specs on this device in this email as an attachment. I also included the quote so you can see the 30 KVA unit and the battery cabinet we are getting. 2. Todd was not aware that the UPS is going to cover all outlets in the server room and both wiring closets - both 110/120 and 208V. Please make him aware of this. 3. Todd has not seen any information on the 208V needs we emailed you on November 10th. Please make sure that there are two 208V, 20amp circuits in the wiring closet next to the server room. The two outlets should be centered on the back wall of the closet. There also needs to be four 110/120 outlets on the same wall. 4. In the other wiring closet we just need the four 110/120 outlets centered on the back wall of the closet. 5. In several of the classrooms, whiteboards have been installed above the connector plates for the SmartBoards. The whiteboards need to be moved over so they are not above the plate or covering the plate. There needs to be at least 10 feet of space between the whiteboards to accommodate two SmartBoards. Would you please reply to this email and let us know when you complete each of these items. Thanks. According to the updated floor plan found on LCCC's website (http://www.bluefeatherdesignbuild.com/LCCC/ACC/LCCCACCproject.htm) and your sketches provided via fax on 9/28/05, there is only one (1) flow meter. However, the elevation plan has two (2) flow meters shown. Can you provide some direction on which is correct? Attached are these updated drawings for reference. Nicole Buscher Correspondence 12/7/2005 – Email to Nicole Buscher from Bob Berry Nicole, The flow meter on the well water loop is needed for control purposes, and I believe, mandated as part of the States approval of the wells. I believe that the meter on the closed loop side was requested by the U of W folks for their energy research needs. It is not necessary for control purposes. Seth, Can you verify this assumption? If cost becomes an issue, I would consider the closed loop meter to be expendable. Harris Correspondence 12/8/2005 – Email from Phil Neal to Team Hi everyone, I wanted to give you an update and ask for some direction regarding the coffee shop proposal. As I had mentioned, the ACC staff and faculty met last week regarding their thoughts on this issue. They unanimously (except for one abstention) voted in favor of this proposal, but thought it really should be the students’ decision. Then, the ACC Student Government met this week and unanimously support the proposal. The question I now have is where do we go from here? When several us discussed this issue over lunch Tuesday, there was some concern with the details of the contract. Can we discuss this at tomorrow’s OAC meeting and come to a conclusion on the direction we want to take. To my knowledge, no one has contacted John Guerin at Coal Creek Coffee Company. When do we bring him back into the picture? I am sure that he will need a little lead time to get his outfit ordered and setup.
Phil Correspondence 12/8/2005 – Email from Jerry Harris to Phil Neal Phil, My plans are to discuss the coffee bar proposal following the OAC meeting tomorrow. Given the possibility that the OAC meeting and site inspection will take some time, I want to keep this meeting to 30 minutes or less in consideration of everyone involved. I have spoken with John from Coal Creek Coffee earlier today, and informed him of our intentions. I suggested to him that we would probably begin some type of negotiations next week. One important issue we will need to address is the electrical load/limitations. The Coal Creek Coffee proposal calls for the following loads: Ø Eleven (11) devices that require 110 V, ranging from 15 amp to 20 amp service, for a total load of 220 amps. Ø One (1) device that requires 240 V, 30 amp service. The original drawings only show five (5) 110 V circuits, rated at 20 amps per circuit = 100 amp service. During our visit on Tuesday, I was told that the room was wired for 220 V service (probably 40 amp circuit), but I don’t have confirmation of that. Given this information, we are going to be short on 110 V circuits and will not be able to allow for Coal Creek Coffee to utilize all their devices as per their plan. Thanks Jerry L. He will take that to Fremont Electric to determine if it is possible for this coffee bar to work. Seth mentioned that the dry-wall subs are pulling off the site today and he needs to know what to tell Ralph, in regards to Seth’s letter he sent to all of us. Jerry, you may want to give Seth a call this afternoon so he can get Ralph and the drywall folks straightened out. The carpet showed up shortly after we toured the site the other day. They have already carpeted 9 rooms. Lastly, Seth mentioned that 24 of the 27 heat pumps are here. They have started to install them and should be able to get at least 3 completed per day.
