Report for 5/30/2005 – 6/3/2005 – LCCC – Albany County Campus Prepared by Seth A. Carson Correspondence 6/1/2005 – Email from Nicole Buscher to Team Attached is the agenda for Friday's meeting. I've also included meeting minutes for your use. Let me know if any changes are needed for the agenda. Thank you, Nicole Buscher Project Manager Site Visit 6/1/2005 –Seth Carson visited the Project Site Seth visited the project site. Backfill, grade surveying, plumbing, waterproofing, and footing forming were all taking place. Seth spoke with Ralph briefly about the weeks work. He stated that the MSI (plumbers) started Tuesday on the drain work. Seth visited the north pad and viewed the trenching for all of the plumbing work. The science and art room floor drains along with bathroom drains all had a healthy start. The main trench for the parking lot (east-west) electrical was dug along with numerous other trenches under the north pod main foundation grade beam. Ralph was working on the foundation wall waterproofing (tar) for the south pod. “Three Sons” excavation crew was working on the backfill and soil tamping. Work had begun on the footing for the main entrance. There were some newly arrived materials north of the north pod. Overall, the good progress was made from last Friday. Correspondence 6/1/2005 – Email to LCCC Team from Seth Carson Hello LCCC Friends, FYI and follow-up to Eileen’s 5-16-2005 email, I have some updated geo-exchange news. Last week I spoke with Ralph about the sleeves in the foundation wall (grade beam) for the geo pipes. He stated on Friday that pipes are deeper down than the foundation wall and go underneath. Eileen, I will confirm that the geo sleeves are in place before the slab gets poured. Also, Nicole contacted me and wanted to confirm that tomorrow’s meeting was in Laramie. I told her yes. Please confirm in the morning. Nicole also stated that the conductivity test (TC=1.67) was complete for the vertical wells. I contacted Bob Berry and he stated that this is a moderate thermal conductivity. He seemed to think that it should work fine for beating the horizontal price. He was also interested to know who TK was now going to use for the design (well calculations/number). He said he would also put together a new rough well number with the 1.67 number. See you tomorrow, Seth Carson Bluefeather DBA Owner-Architect-Contractor Meeting 6/1/2005 – Eileen Ely, Chuck Bohlen, Phil Neal, Nicole Buscher, Ralph Knox, Seth Carson, Tim Laughlin, J. Midyette, and Lindsey Blatz were all present 1. The project sign was discussed. Tim stated that “Signs by Tomorrow” was making the 4’ x 8’ sign. 2. Nicole stated that she was pricing out the science lab stuff and that it was appearing to come in over the estimate. 3. Tim went over the title block for the Turner Tract committee to sign off on. The building use or operation plan document was also discussed. Nicole asked Seth to help facilitate this with the college and making sure the city had what it needed for the sign off. Seth asked about the final GMP plan set and obtaining copies. Nicole stated that she was still waiting for the final electrical plans and the final geo-exchange/mechanical plans before she would issue them. Seth stated that Fremont electric was waiting on MKK to finish their drawings before the electrical drawings could be finalized. Seth notified Nicole that Fremont had ordered everything for the project except the cable trays. 4. Briefly discussed was the UW energy monitoring. Eileen had no update from the college and it was agreed to proceed with the project as usual until an update was received from UW. 5. The solar and wind was discussed and Seth updated the group as to the design status and meeting scheduled for Monday the 6th at noon. Seth discussed the (2) 4” conduit that Don had priced at $1260 for the under slab pv/wind rough in. It was decided that this item would be a energy grant change order and be through TK. Seth also stated that Ted had sized the wiring and was finalizing the transformer sizes. Nicole stated that Seth should continue coordinating the energy items with Ted. Nicole also stated that Seth needed to have the solar and wind locations pin pointed and dimensions given to Tim for final plan set. Seth also asked Nicole to prepare the final change order for Bob Cox to sign for the IT and floor boxes. 6. The geo-exchange was discussed. It was decided to go with the vertical wells. Nicole stated that she would work with Bob Berry to finalize the bids and design. She also stated that she needed to finalize the pipe sizes for the supplies and return to the vertical well field by 8th of June. Seth stated that he would make sure that this was down correctly. 7. Ralph and Nicole went over the project timeline and updates. Ralph stated that the North pod pasted its first plumbing inspection. He also said that that the South pod would be inspected on Tuesday the 7th. Also reported by TK was that the compaction test went very well and that the recent moisture has actually help the soil settle out. Ralph reported that the under slab electrical was to start on June 9th and would take about 7 days. After that the slab would be poured on the 22nd or 23rd of June and take about 4 days. Finally, Ralph and Nicole explained that the South pod would switch over next week to becoming the lead side. 8. Color Boards were presented by Tim and J. Overall the colors were well received by the LCCC team. J. explained that the colors reflected a high tech scheme while securing a solid permanence and elegance. This pallet should fit for a long time to come said J. He also explain that the T&G Douglas fir ceiling in the commons area along with the 14’ column wrap in stone keeps to LCCC’s Wyoming Roots. The exterior stone would match the interior commons columns and be a 4’ wainscot around the perimeter of the structure. This stone greatly differs in pattern, stack, and color from UW’s. Also in the commons would be a dark tile scheme with a lighter gray-brown diamond delineating accent porcelain tile. The grout would be dark with a tight pattern. All structural steel would be painted a maroon color. Tim pointed out that a wooden bench would be built along the entire west wall and would cover the heating equipment below this bank of windows. On most walls a cream color would be the standard color throughout with an accent color wall in the classrooms. Tim stated that the accent walls would most likely be the window wall. Tim also went over the wall coverings for the admin and student services areas. He stated that he was going to use a “zoro” acrylic canvas material. J. also explained his color theory behind the warm colors in the north pod and the cool colors in the south pod. J. also explained that the corridors would have the solid color above a certain height. This color would cover all duct work and walls. Tim stated that the chair rail in the suites would be a light colored alder wood to match the Douglas-fir. 9. Tim asked Seth the status of the LEEDs. Tim stated the importance of this project being LEEDs certified. Seth agreed also was going to have a LEEDs report ready for the next OAC meeting.
Report for 6/13/2005 – 6/17/2005 – LCCC – Albany County Campus Prepared by Seth A. Carson Site Visit 6/13/2005 – Seth Carson Visited the Site During the site visit, the rough in plumbing (by MSI), the rough in electrical (by Fremont Electric), the soils testing (Terricon), and backfill were all active. Seth visited with Ralph and the Fremont Electric crew. Seth also observed the soil compaction testing. Overall, consistent progress had been made since the last site visited. Items of interest include the following: The main electrical room in the north pod was backfilled and compaction was in progress. The pv/wind (2) 4” conduits were set and exposed near the middle of the north pod. Todd from Fremont explained that he placed (2) 1” conduits in parallel with pv/wind conduit. He said that this might be used for the boulevard lighting if the current poles cannot handle the extra electrical load when the south light is attached. It appeared that the entire north pod rough in electrical had been completed and substantial work was done on the south pod. The electricians were a close second behind the plumbers. Also observed was the rough in for the geo-exchange. It appeared that (12) 4” pvc pipes had been set under the grade beam for the loop field supply and returns. This would mean that Taylor Kohrs decided to house the main ground loop manifold in the mechanical room and NOT in an exterior vault. This would also mean that there would be 6 supplies and 6 returns to the well field. Also, (2) 4” conduits for the main telephone terminal were roughed in and set in trench and under the grade beam at the south pod. Pictures of the site visited are posted here. Tasks Completed 6/13/2005 – Seth Carson Worked on the Following Tasks Seth received information from Marilyn Aiken about Dale Hoffman. Seth left messages with Tom Fuller and Dale Hoffman. Seth also reset the web camera and successfully got it working again. Correspondence 6/13/2005 – Email to Tom Fuller and the Project Team. Greetings Tom, Work is in full swing in Laramie on the new LCCC Albany County Campus. I thought I touch base with and update you with things. The foundation has be completed and the rough in for the plumbing and electrical is well underway. We have started to get into several energy grant items. I expect that LCCC may be invoiced from the G.C. this month on some energy grant tasks that have been completed. Next month for sure we will be getting bills and will need to draw against the grant. I have been tracking everything in great detail and all energy grant items should be well delineated when you get the draw request and report. After the first go around with grant reimbursement and billing, we can change format/details if need be. The grant items that have been completed or are near completion include the test well and conductivity test for the geo-exchange system, the under slab rough-in for solar-wind, and the rough in for the geo-exchange well field supply and returns. Also, the SIPS panels have been ordered. The G.C. could bill LCCC this month or next for these items. Lastly, the anemometer has seemed to slide between the cracks. Dale Hoffman contact LCCC and wanted to know where things were at. Last I heard was that LCCC was waiting on the loan contract from you. If it’s LCCC your waiting on please let me know, I get something signed ASAP. Please call me on this item at 307-760-5998. Best Wishes, Seth Carson Correspondence 6/13/2005 – Email to LCCC Staff from Seth Carson Bob, Marilyn, and Eileen, I discovered that Dale Hoffman works in Tom Fuller's office. I think he is Tom's boss. Anyways, I sent emails out and left phone messages with Tom and Dale. I'm waiting for a reply. I have called Tom a bunch of times regarding the anemometer and he has never called me back. Thanks for the correspondence and information. Seth Carson Bluefeather Phone Conference 6/14/2005 – Seth Carson and Tom Fuller Seth returned Tom’s phone call and discussed the project status with him. Tom indicated that Bob Cox should have the anemometer loan agreement. He stated that the anemometer has been ordered and that the agreement needs to be signed and returned in the very near future. Tom also stated that the Governor needed to approve the UW grant and they were wait on the DOE. He didn’t know when or if it would be approved. He did say that UW should have resubmitted there grant in November, not this spring. Correspondence 6/14/2005 – Email from Tom Fuller to Seth Carson Thanks for the update. Dale has been checking on the status of the Anemometer Loan MOU, the last I heard, it had been sent to LCCC for signature (quite a while ago) and we have not received it back. The anemometer has been ordered and we expect it in the next week or so. Correspondence 6/14/2005 – Email to Bob Cox from Seth Carson Hello Bob, I finally tracked down Tom Fuller this morning. He stated that the anemometer loan agreement was sent to you along time ago. Do you have it? If so we really need to get it signed and return soon. Tom has ordered the tower and wind testing equipment and it sounds like the installer will be erecting it in the couple of weeks. If you don’t have the agreement, I ask Tom to send another one. Site Visit 6/14/2005 – Seth Carson Visited the Site During the site visit, Seth visited with Ralph Knox and Jim Boess. Seth notified Ralph that Tom Fuller would be stopping by the site in the morning. Seth confirmed the survey method for pin pointing the solar and wind equipment on the hill. Also observed by Seth was the compaction work taking place. Site Visit 6/14/2005 – Email from Nicole Buscher to Bob Berry Bob, Attached is MKK's response to the autoflow valves, per your e-mail, dated 6/6. As these were not incorporated prior to bid, Taylor Kohrs will follow-up with the bidders as such. Also, still awaiting information from BCI, but will stay in contact. They did however suggest multiple sleeves rather than the exterior manifold. We did not have enough circuits to make the manifold economical. Thank you, Nicole Buscher Nicole, The use of the autoflow valves as a means of balancing the system is fine. The paragraph below should be included in the resolution of this item: Specification 15600.3.1.B.2 Balancing Valves Delete paragraph 1 which reads: "Calibrated balancing/shut-off valves shall be used for balancing service on all lines. Plug or butterfly valves may be used for balancing service on lines 4" and larger provided there is an accurate means for determining flow rates when using these valves. Provide adjustable memory stops on all valves used for balancing service. Plug valve symbols are used on drawings." Replace paragraph with: Autoflow valves shall be used for balancing service on all lines. Please call if you have any questions or concerns. Sincerely, Peter Failla Site Visit 6/15/2005 – Seth Carson Visited the Site Seth visited the site and observed the following. The solar and wind conduit was completed. Compaction was progressing nicely. Ralph was leveling the soil to make room for gravel base. Tom Fuller called and stated that he was not coming over due to health reason. Correspondence 6/15/2005 – Email from Bob Cox to Seth Carson Hi Seth – I have been sitting on this with a note to hold until we were sure we were receiving the anemometer. I gather this has been resolved and arrangements are underway to install it. I’m not sure summertime will tell us much however. What is the plan? Bob Correspondence 6/15/2005 – Email to Bob Cox from Seth Carson Hello Bob, I spoke with Tom again this morning. As far as the wind data, the fall and early winter are best. Tom stated that there was a good possibility that LCCC good keep the tower for 6-18 months so we can collect good data that could help with the wind turbine energy production correlation. Anyways, the procedure for the anemometer is as follows: First, please sign and return MOA to WBC. After that, everything is set with Tom and LCCC is off the hook. Then in the next week or so, Keith Broyles from KB Energy will pick up the 50m (not 10m) tower from Tom Fuller’s drop point and deliver it to the ACC site. After Keith installs the tower he will invoice either LCCC directly or Bluefeather DBA as per my contract. I strongly believe going through me would greatly simplify and expedite things. Our agreement is already in place with the option in the contract for my business to hire the wind anemometer installer. In doing it this way LCCC doesn’t need to enter into a new contract with KB for such a simple task and delay the process further. LCCC would not be directly responsible for management and erection of the tower, Bluefeather DBA would. Also, I will pull a separate building permit if needed. If this is not the route LCCC wishes to take, I will have Keith send you a contract. If you go through me, I will add the permit and wind tower to my monthly invoice and were done. According to Tom, traditionally the cost to erect the tower is around $4-5K. Can you let me by Friday the path you wish to take? I know you have a lot on you plate, let me know what I can do to simplify your efforts on this. Also, I miss stated that Governor had sign off on the UW grant. I apologize for the miss understanding. Thanks, Nicole Site Visit 6/15/2005 – Seth Carson and Jeremy Tuck Visited the Site Seth and Jeremy visited the site to pin point the tentative wind turbine, solar array, and anemometer tower locations. This task was requested by Nicole Buscher so that these items could be incorporated into plan set site plan. Seth and Jeremy flagged the locations and generated the attached drawing to help Tim Laughlin enter the locations into the plans. The final site plan will also be important for the electrical contractor when calculating conduit length and planning installation.
