Report for 5/2/2005 – 5/6/2005 – LCCC – Albany County Campus

Prepared by Seth A. Carson

Correspondence 5/2/2005 – Email from Phil Neal to Seth Carson

Hey there,

I thought I would touch base with you about when you and I can get together to finish the floor box configuration. It sounds like you are busy but I wanted to make sure we get it done for Nicole and the subs. Talk to you soon.

Correspondence 5/2/2005 – Email from Seth Carson to Project Team

Hello,

After the last two weeks of meeting with Nicole and Ralph, I would like to voice some concerns I have about the Geo-Exchange system.

First off, I am aware that Major-Geothermal has been retained for the design and installation of the horizontal loop field for $65K (this seems like an ok price). But as I understand it, no earthwork is included in this cost. After listening to Nicole explain to us on 4/21/2005 about the increased earthwork costs regarding the building, I wondered what the costs would be on the loop field excavation and backfill.  Earlier in the in project, Ralph stated that the earth work would be around $30K for the loop field, now it has grown to $100k.  On 4/22/05, I visited Ralph and he stated that the loop field had grown from the size of the parking lot to twice its size.  I'm greatly concerned for the future growth of the campus in this area.  Why were misled by Major about the size a month ago?  To make this more interesting, Ralph stated that the ground towards to hill and middle of the site has rock near the surface. Ralph explained that Scott had indicated he was concerned about the size, rock, and excavation costs.  Ralph also stated that Major said the loop field size could be cut in half if we went down 16' instead of 8'.  I doubt that another 8' in depth would raise the static ground temperature up by 50% or enter enough ground water to down size the field by much at all.  This is my thermodynamics class coming back to haunt me.  Sorry if my reasoning is off base.

So, I am wondering what the game plan is.  If my math is close, I understand that the building earth work was roughly $50K.  Using it as the cost example, a twice as big hole, twice as deep needed for the ground loop would be $100K, not $30K.  Does not include blasting around the rock.  As I spoke this over with Bob, I believe LCCC needs to see the actual cost comparison with the vertical wells vs. the total horizontal price in the very near future.  LCCC needs to stay on budget with the geo-exchange system as the grant requires it. Last prediction by Bob Berry was that the wells, fully cased, with pipe, drilled and grouted would be $2K a well.  He stated that we would need 30-55 wells which would be an estimated maximum of $110K with design costing under $10K. Nicole, please contact Bob for these estimates.  They are also posted online. If the earth work is not less than $55K, vertical seems the way to go.  I think we need to get the test well going.  Tom Fuller stated that the grant would pay

for one test well even if we go horizontal.   Is the contract with Major very tight?  Can they design the vertical loop field?  Scott, I apologize If I getting too far into this, I'm just looking out for LCCC's and your budget.

Could Taylor-Kohrs and Bob Berry give us your thoughts on this stuff. My gut is telling me vertical is the way to go.  LCCC, your thoughts please?

Thanks,

Seth Carson

Seth, Scott, Nicole and all --

I hear Seth loud and clear.  This ground source heat system is and continues to be out of control.  I have agreed to utilize Bob Berry to assist in the evaluation of which alternative is better for us.  I am concerned, as I have been from the outset that this system is rapidly becoming an excessively costly system (whether vertical or horizontal) then we will ever recover through "energy" savings.  I need feedback on costs and whether we can get this system to work within the budget we have in place for it.

I suggest that this be our primary topic of discussion when we meet in Laramie on Thursday.

Seth,

Wanted to check with the college on the paint material.  We can spec & use low VOC paint materials for the product; however, I need to make the college aware that the products generally require more maintenance.

In particular, the information we have on low VOC alkyd paints state that these products are not to the same level of quality as the standard oil / alkyd paints with a higher VOC content.  Therefore, if we'd use these products, more maintenance would be needed.

Please review and advise as to how you'd like us to proceed.

In addition, how are the layout drawings coming for IT & the lab casework spec review?

Thanks, Nicole

Phil,

Can you provide some more information as to what kinds of activities / chemicals will be used in the Science Lab?

We're wanting to verify that the room does not need to be associated with a 'Hazardous Occupancy'.  This would involve a 'true' chemistry lab where flammable liquids are used, over particular levels.

Any information you can provide would be helpful.

Thank you, Nicole

Nicole,

I have attached the quotes from GRTI. I will call them first thing in the morning and see how soon they can get their well driller to come to the site, if it's decided that the test well should be drilled. I'll call you after I talk to them.

Bob,

I can't seem to find the information you had provided with regard to the vertical well system.  Can you forward it to me?

I should be in the office most of the day tomorrow, so I'll give you a call to discuss.

Thank you,

Nicole Buscher

Correspondence 5/2/2005 –Seth Carson Visited the Site

The site visit was brief.  Photos from the visit are posted here.  The roof open-web steel joists were stored on site on the west side of the lot.  Steel joists and corrugated steel decking were also on the site.

The building site hade be excavated and the southwest building foundation footing pads were formed.  It appeared that the rebar was correctly placed and set with proper spacing and clearance although no measurements or plan review was conducted.  The vertical rebar dowels were covered properly with caps.  Ralph stated that the pour would be later tomorrow.

Seth,

I got copied on Bob Cox's reply to this message. He sounds quite concerned. Since I promised a site visit during this phase of the project, your Thursday meeting sounds like as good a time as any.

I'll drive in Wednesday and stay at the Super 8 that night. If you'll be available for a beer, or sarsaparilla, or whatever you Western folk drink out in them parts, I'd be glad to meet you then. Otherwise, I'll meet you in the morning and if you could I'd like to get to meet Bob Cox briefly some time before the meeting, even for lunch if he's available. Can you try to arrange that? I gathered from the website that the meetings are usually at 2 pm, correct?

Could you also talk to Nicole about getting a written response to the design comments from the Architect and Engineer, so everyone knows where they stand regarding those issues? Do either the A or E usually attend this meeting? If they disagree with many of the issues, it might help to have them at the meeting so they can explain to the client their positions.

I assume that you and Nicole got the Design Intent document I sent, and the Cx spec sections? I also assume that having heard no response, the A/E agrees to fill out the answers to that document, and return it to me, say shortly after bids are received.

Correspondence 5/2/2005 – Email from Nicole Buscher to Seth Carson and Jerry Harris

Jerry, Seth -

I contacted Pacific Power today trying to request construction applications to bring gas and power to the project.  (Not the temporary service which we already have.)

Pacific Power stated that since the account wasn't in Taylor Kohrs' name, I cannot make the request.

Can someone from LCCC place the call so that we can get the application into their system?  Builder's Call Line #800-469-3981

Thank you,

Nicole Buscher

Correspondence 5/3/2005 – Email from Jerry Harris to Nicole Buscher

Nicole & Grant,

I have contacted PP&L regarding the construction application per your request. You may consider this done per the following criteria: 1. The account # has been established in LCCC's name, we will be responsible for billing and invoice payment, and back charge Taylor Kohrs monthly during construction per contract language. 2. The account number is 80821943-0028. 3. The PP&L work request # is 2643660 4. When contacting PP&L regarding the 1125 Boulder Drive site location utilities, please reference the above PP&L work request #. 5. Scott Kohrs and Nicole Busher of Taylor Kohrs have been authorized to act as on-site representatives pertaining to PP&L utility locations and issues. 6. PP&L will continue to use the temporary meter until the permanent meter has been installed. The application process for a permanent meter is in the works. PP&L will work with Scott and Nicole when installing the new permanent meter and other utility issues.

If you have any questions, feel free to call me.

Hi Bob,

One thing to keep in mind is that Tom Fuller said that if our bids came in higher than anticipated, on the energy components, we could go back to him with the bids and request more grant money. He did not provide any guarantees but said that it was possible. Phil

Hi Nicole,

The sun is shining in Laramie…it’s a good day!

This is just a quick follow-up regarding last Friday’s University of Wyoming meeting.  How did the meeting go and what were the results of that meeting?

I do have a simple request.  In the future, since I will serve as the primary liaison between the University and LCCC on this particular partnership, please include me all meetings.  This request is critical to ensure a current and future quality relationship between both entities.  Thank you.

Sincerely,

Eileen

Seth,

We're trying to go to print tomorrow on the final drawing set, including specifications.

Can you follow-up and advise as to when we can expect to have the IT layout drawing and the lab casework specification?

Thank you, Nicole

Correspondence 5/3/2005 – Email from Seth Carson to Project Team

Hello Team,

Bob Berry has indicated to me that he will here for out Thursday meeting.  I think that the geo-exchange should be our main item to talk about.

Also, I finished the floor box layout today.  I was at electrician's office to day going over some other projects along with the layout.  Don suggested a couple of small changes. I making them tonight and sending it out after that to you Nicole.  FYI, the total box count is 82, this matches Don's PO.  I also saw the floor boxes.  I understand now why they are $650, there really really nice.

Phil, I will be over at your office at 9:00 to drop the layout plan for the floor boxes.  Let’s finalize the layout with everyone on Thursday.

Best Wishes,

Seth Carson

Correspondence 5/4/2005 – Email from Seth Carson to Nicole Buscher and Randy Brehmer

Hi Randy and Nicole,

Attached is the updated CAD file.  Phil and changed one of the rooms around at our 9:00 meeting.  Everything else looks good. Nicole I just sent you a fax from Phil.  He had some changes on the wall IT locations.  He combined some of the 2 boxes into 4.  This should simplify things a bit.  He has a diagram where he idicated wall IT relocation.  I thought he could go over this with you tommorrow. I didn't look like much work for Randy.

Also, the lab casement looks fine.  Phil and I approve.  I'm off to look at Tim's LEEDs specs.

Task Completed 5/4/2005 – Seth Carson Completed the Floor Box Layout

Seth met with Don Davis and Phil Neal over the last week and prepared the Cad file with the dimensioned IT floor box locations.

Correspondence 5/4/2005 – Email from Nicole Buscher to Eileen Ely

Eileen,

Sorry I didn't pass along the information sooner.

Anyway, I did meet with Cenk Yavuzturk, UW, on Friday afternoon.

The University does not have their grant approved yet; however, if approved they'd like to monitor the following:

- Temperatures at the ground source piping (field sensors placed with the piping).

- Flow and Temperature sensors on four (4) of the heat pumps (HP #25, HP #18, HP #1 & HP #3).  (Each pump would have four sensors attached at various locations.)

- Possibly looking to monitor temperatures in the walls as well.

Cenk sounded as if UW could provide someone to install all of the senors, although no one has been hired yet to do so.  It does sound as if conduit would need to be ran from each sensor to a mechanical or storage room which would hold the data collector (computer).

I informed Cenk that the drawings are being reviewed one last time and that I would get him a set once they were printed (next week).  In addition, I would provide him with a project schedule for his use.

Biggest concern, similar to the floor boxes, is getting any necessary conduit in the slab before the floor is poured.  (Don't know if UW will have an answer on their grant in time.)

Thank you and see you tomorrow.

5/4/2005 - Update Project Schedule

4/26/2005 – Meeting Notes

Thank you,

Nicole Buscher

Correspondence 5/4/2005 –Seth Carson visited the site

The site visit was short.  Photos from the visit are posted here. The footing pads were poured and appeared to be correct.  Work had begun on excavating for the center footing pads.  Work was also progressing on the backfill and compaction around the perimeter footing pads.

Meeting 5/4/2005 –Seth Carson and Bob Berry

Bob met Seth at his office.  They discussed the geo-exchange system in detail.  Much of the discussion surrounded the vertical wells.  He indicated his support for the vertical system.  Seth went over the newly proposed size and loop filed information.  Bob seemed concerned about the horizontal system being the best solution for the project.

Bob also mentioned that he had contacted some of his earlier leads about the conductivity test (C.T.) and vertical well design and had discovered that Major-Geothermal had be preparing for the vertical design according to one oh Bob’s sources.

Meeting 5/5/2005 –Seth Carson and Bob Berry

Bob met Seth at his office.  Bob went over in good detail the entire heat-pump system.  Bob seemed to think that we could score 6-8 leads points because of heat recovery ventilator and heat pump system.  He indicated that an energy model would need to be conducted using software (Trane, etc.) and that it would probable indicated that the building would be 70% more efficient than a standard building.

Seth asked a lot of questions about the ducking and energy conserving changes that Bob suggested.  The major ones are outline in his commissioning report.  They include the bathroom exhaust fans, fire smoke dampers, heat pump locations in the ceiling, etc.

Bob request that the mechanical engineer (MKK) formally respond to Bob’s comments to ensure that the changes were made.  It appeared that Bob’s comments should lead to a significant cost savings.

Bob suggested that the controls data spec be upgrade from the 9600 Baud level.  He also suggested that the heat pump control be digital and accept a heat pump duck fan temperature input.  This will also be greatly beneficially for UW research.

Seth and Bob prepared for the OAC meeting.

Owner-Architect-Contractor Meeting 5/5/2005 –The entire team was present

The Taylor-Kohrs meeting notes are posted here.  Bulleted items that were discussed are outlined below.

1.      Dr. Chuck Bohlen requested that the project job sign say “A project of the Laramie County Community College Foundation.”

2.      Nicole report that the building permit had be approved.

3.      Tim Laughlin stated that he would prepare a set of prints with a front page sign able title block.  This would allow the Turner Tract “Uses and Improvements Committee” to have a place to “sign off” on the plans and meet the covenant requirement.

4.      Nicole stated that the SIP panels manufacture had been retained.

5.      Nicole stated that she wasn’t doing as well as she would like on the retained bids thus far.  Meaning that most of the signed subcontractors were coming in over the original estimate.

6.      Andy stated that Taylor-Kohrs would be recycling the cardboard and the steel.  Seth stated that he would ask the ARC if the would participate in the project.

7.      Dr. Bohlen stated that he would like to sign off on ALL colors and material boards.

8.      The geo-exchange system was discussed in detail along with Bob Berry’s information.  It was agreed to perform a CT well.

Hey Seth,

I forgot to tell you yesterday that our science people looked over the specs that Nicole sent us and said they look fine. Talk to you this afternoon.

Correspondence 5/5/2005 – Email from Phil Neal to Tom Fuller

Hi Tom,

I hope your travels have been fruitful. John and I went to Medicine Bow a few weeks ago to look at a 65 KW wind turbine and in the process were able to get an up close tour of the new 2.5 MW turbine that Clipper built – it is amazing.

I wanted to check with you on a few things that our design team discussed this afternoon, in relation to our grant.

1. You had mentioned that you were finalizing a contract for the anemometer. Where are we at in that process?

2. Several us seem to recall that we could have line items in our grant fluctuate by 5% high or low without any problem as long as the bottom line grant amount did not change. Did we remember correctly?

3. If any one item in the grant (ie. Ground source heat system) comes in more costly than anticipated, what would you recommend we do? Reduce the amount of another item (ie. photovoltaic cells) to cover the cost? Or, would you recommend we come back to you with a supplemental request to increase the total grant by the overage of the bid? To give you a little background, the ground source heat system (horizontal design, recommended by our sub-contractor – Major Geothermal) is coming in high due to the excavation work involved with such a large loop field. We are researching a vertical system but if it comes in high also, what is your recommendation?

4. We have been in discussion with the University of Wyoming Engineering Department about them conducting ongoing monitoring and performance evaluations of our building. This will entail the installation of some monitoring equipment as we construct the building, particularly the ground sources heat system and SIPs. From what we understand, their part of the project will be supported by the grant they submitted to you. Can you give us a “heads up” on whether it looks like this will come to be?

Thanks for any help you can give on these matters. Have a great day.

Phil

Hi everyone,

I was just reading an article that Eileen gave me which spoke of Cape Cod Community College and how they won a recognition award from the Environmental Protection Agency for building a campus very similar to ours. I started thinking that we should begin researching awards. Every time I read of a college or school winning awards for environmental-friendly design, they never seem to be doing as much as we are doing and it makes me think that if they can win these awards, we can too. The types of awards this campus will be eligible for will carry all our agency names to recognition at the national level as well as give credibility to the project. This in turn may mean more business for all of us. Do any of you know of any awards we want to research? Try to think of some which your industry awards (ie. American Institute of Architects, National Association of Homebuilders), as well as the federal agencies like the EPA and DOE. If you can give me your input, I will be happy to begin the research. Thank you for your help.

Don,

There are a lot of e-mails flying around in regards to the floor box locations and the data-drops. We aren’t doing anything until we get direction from you directly.

Just wanted everyone to know, so people aren’t waiting for information from us that we are not even working on.

Let us know when and what you need us to do.

Respectfully,

Chuck Polson P.E.

Correspondence 5/6/2005 – Meeting with Jerry Hankin and Seth Carson

Seth asked Jerry to provide a copy of the building permit that was approved.  Attached is his commits from March.

Seth also asked Jerry about the vertical wells and permitting.  Jerry stated that he did not think there would need to be any additional permits for the test well or the wells field to come.  He stated that to be safe that the G.C. should check in with the regional DEQ office.

As discussed yesterday, this is just an update on where things stand with regards to the Conductivity Test.

I contacted both Bergerson-Caswell, Inc. (MN) and Geothermal Resource Technologies, Inc. (SD) today.  Still have a call into GRTI, but I was able to talk with BCI.

BCI believes that they could have a driller on site approx. one (1) week following notice to proceed.  The drilling, testing and reporting would take about two (2) weeks once on site.  Pricing is still good at $8,500 for this work.

I informed BCI that I wanted to wait until I had a chance to talk with GRTI, as well, prior to releasing this work.

Hopefully, I'll be able to talk with GRTI on Monday.

Thank you and have a good weekend, Nicole

            Hi everyone,

I just met with Seth regarding IT issues and the electrician will have the floorbox layout this afternoon. But I am emailing on a different matter regarding additional land. I know this is the last thing we can afford right now but Seth said that there are several interested parties coming before City Council in the immediate future ready to buy land (adjacent to our lot) at the Turner Tract. He said that our “first right of refusal” will come up as these people approach council. Are we in a position to tell them that we would like to buy more land? Seth mentioned that there are 4 IT companies and 7 doctors who will be building an office complex on one of the lots next to ours. The question is, what is to come of the remaining lot adjacent to LCCC? Have a great day.

Hi Phil,

FYI…I sent over copies of the last land appraisal to Chuck and Bob for their review and comment about two weeks ago.  I thought that Chuck may need to discuss this possibility with the Board of Trustees before giving either the City or us an answer.  I appreciate the fact that Doug Bryant gave us the heads up/reminder about our land option, especially before the option disappears.

Hi Nicole,

I have finished the changes to the floorplan and will try to fax them to you this afternoon.

Essentially we have only added 4 drops to the whole plan (as it was originally drawn by the electrical engineer) - 2 in the commons, 1 in the Student Services Suite and 1 in the Admin Suite. You will notice on the typed sheet that accompanied the maps, I had only noted that we added 2 extra boxes in the commons. Since reviewing that we noticed we needed two extra boxes - one in each suite. Also, I did notice that there were more drops on the original drawings than were on this map you emailed me - I wonder if some did not come through in the faxing process?

All the other changes are moving a drop from one wall to the other, or combining 2 drops into one. The rationale behind moving drops is that there were drops under each whiteboard in every classroom. By placing them there they are essentially unusable. If we leave the drop under each whiteboard we cannot put computers in front of the whiteboard because then the whiteboard cannot be reached due to the computers being in the way. The other rationale for moving drops and combining them into a larger drop in the corner is that I wanted to have some drops adjacent to the exterior SIPs panels. This will allow us to put a row of computers against the exterior wall without actually having to put the drops and conduit within the SIPs.

I hope all of this makes sense. If we need to get together I will be happy to come to Denver or meet with you here. Let me know if you need anything.

Hi Nicole,

I was looking at the floor plans yesterday and noticed that there is one smartboard drawn in each room. Eventually our goal is to have two smartboards (side-by-side) in each room, as funding becomes available. The question that this sparked was whether the conduit will be run for both smartboards even though we will install and wire only one to begin with? I checked with Michael Walters and he wanted me to remind you that we specified conduit for two smartboards. You may already have this in the plans but I wanted to make sure. Have a great day.

Phil,

I finally heard back from GRTI yesterday.  They've been in touch with a driller that may be available within a few days.  GRTI stated that they would confirm and provide me with revised proposals today.

I've also spoke with Major Geothermal.  They are also going to provide a proposal for the CT test today.  Major also is looking at alternatives to decreasing the size of the horizontal loop field, while not increasing costs.

Therefore, I'm planning to wrap this up today and get a company on board for the CT test.  As soon as something is confirmed, I'll send out an update.

Thank you, Nicole

At this time, I have not heard an up-date about the driveway agreement.  Since Bob Cox is overseeing the agreement process, I am forwarding your e-mail on to him for an official response.

Thank you for your follow-up.  I look forward to seeing and visiting with you soon.  Tell Sam hello for me.

Sincerely,

Payment Request Review #5 - 5/11/2005 – Reviewed by Seth Carson

Seth reviewed the payment request and approved that amount due ($176,341.80) be paid in full for payment application #5.  Seth located some spreadsheet errors on the new G.C. provided “Continuation Sheet.”  These errors need to be corrected and resubmitted to LCCC.  However the errors do not affect the work preformed and billed in this last period and therefore the payment request should be issued.

The errors that need to be corrected are as follows:

1. Column D needs to adjust for ITEM NO. 10 GENERAL CONDITIONS from $70,327.13 to $45,592.  Then column G should for this line item should total to $77,532 not $102,677.13.  Seth questioned whether the charge for fixing the brakes on Ralph’s Truck was valid.  This charge seems like a corporate expense that should come out of Taylor-Kohrs business account and not LCCC’s funds.  Seth would ask that Bob Cox work this out with Nicole.

2. Column D needs to adjust for ITEM NO. 14 ARCHITECTURAL DESIGN from $96,121.80 to $114,750.  Then column G should for this line item should total to $146,294.21 not $127,665.80. Please note that this now puts the architectural design over budget by 8.37%.  This cost will continue to rise as the architect has yet to complete the specifications, final design, and continually visit the job site through out the construction phase.  Seth would request that the G.C. indicate to LCCC the total estimated overrun for this line item.

3. Column D needs to adjust for ITEM NO. 15 CIVIL/SURVEYING from $8,225.25 to $11,250.  Then column G should for this line item should total to $14,563.75 not 11,539.25.

4. Column D – From Previous Application should not include (D+E) in it’s title. The G column adds D+E+F these together.

Seth had some general questions and comments about the payment request that follow.

1. Seth viewed the floor boxes at Fremont’s office were in for the COMMUNICATION SYSTEM.  Seth was aware that this stuff was a different contract.  What is the IT final contract amount?  Shouldn’t the subcontractor’s request for payment be separated from the ELECTRICAL SYSTEM total contract award?  Separating them might be best.

2. Seth was aware that the open-web joist and steel decking were on-site, but no bill was given.

3. Seth noticed that the selected bid amount for the ELECTRICAL SYSTEMS was $330,360.00.  This puts the retained bid above the estimate by $3720.00.  Seth would request that more information be given on the grant light items, there specific costs, etc. when billed for this items.

4.  Seth also noticed that EARTHWORK retained bid was $9116.00 over the estimate.  This was not as bad as the contractor had made it sound.

5. Overall, if the rest of the project were to come in as estimated, the project total costs would be $24,130 over the GMP.

Hi Folks –

I was out of the office yesterday at meeting and am just now getting back to my pile of e-mails and messages, so I’m sorry I was not able to respond until today.

Regarding the agreement, I have received it from our attorney and have forwarded to the LCCC Foundation President, WM Stalcup for review and signature.  Basically the agreement formalizes the minutes of the meeting where you folks worked through the specifics of the agreement.

I will check into its status, and get back to you.

Thanks

Bob

Attached is the wording Midyette suggests for the bottom of the construction project sign.

Please review and respond with any changes by Tuesday, 5/17.  We'll then incorporate the text into the sign for your review at Thursday's meeting.

Thank you, Nicole

Hi Nicole,

Here is the blurb we had put together for the project sign.  Could you please forward to the appropriate people at LCCC.

Add "A Project of the Laramie County Community College Foundation" to the project sign.

The new Laramie County Community College Albany County Campus building is a one-story 26,632 square foot structure that incorporates state of the art technology both in the building design and in the classroom teaching environment.  LCCC applied for and received a grant from the United States Department of Energy Wyoming Exxon Funds.  This grant allowed LCCC to construct a building that:

1) uses a ground source heat pump system to heat and cool the building thereby reducing dependance on natural gas.

2) uses Structural Insulated Panels for the exterior walls instead of steel studs.  The 6" panels provide an R value of 23-24 in the same depth that a metal stud wall provides and R value of 18-19.  The greater R value means less heat is transferred through the wall system and less energy is used keeping the building at a desired temperature.

3) is designed to emphasize natural daylighting to reduce the amount of electricity to power light fixtures and provides a healthier learning and teaching environment.

4) utilizes automated systems to dim lights.

5) incorporates light shelfs to shade windows during the summer, let the warm sun in during the winter, and reflect sunlight into the spaces near the ceiling level for better light penetration into the building.

6) uses high quality glazing with a better insulating property than standard windows.

7) uses high quality window frames with  a thermal break so that heat is not lost through the frames during colder months.

Thanks,

Timothy Laughlin

Hi Nicole,

Although I am not an expert in signage, I think the verbiage looks good. My only suggestion would be to mention the Governor and the Wyoming Business Council along with the U.S. Dept. of Energy.  The WBC and the Governor were very instrumental in the grant approval process.

Have a good day.

Hi Folks --

While I appreciate what you want to communicate to the community, I'm not sure the sign is the place to do it.  Based on my experience, less is more.  Most folks won't be able to drive by and read it.  Therefore, I would suggest we limit it to the rendering of the facility, the major players -- Foundation, Taylor-Kohrs, Wyoming Business Council, LCCC.  If you feel you want to communicate more about the facility you might consider the method used by realtors by attaching a box to the sign with the information you want to convey about the project on a simple sheet of paper that folks can take with them.

Thanks

Bob

Good Afternoon!

I am happy to report that a contractor has been released to perform the conductivity test for the project.

Bergerson-Caswell (BCI), out of Minnesota, has been contracted today.

They will be drilling a 300' test well and reporting on the conductivity of the ground.  This information can then be used to determine how many wells would be required for the facility, and ultimately the cost for this system.  Taylor Kohrs received three (3) proposals for this work (Bergerson-Caswell, Geothermal Resource Technologies, and Major Geothermal).  Pricing was very close; however, BCI was the low bidder at $10,750.

BCI called for locates today and stated that their driller would be on-site by the end of next week.  The drilling, testing and reporting will take approx. 2 weeks.

Thank you and have a good weekend,

Nicole Buscher

Hi folks –

I have passed this concern to our consultant on this part of the project – Ted Hanlon.  He is to respond to me regarding this concern.  I will pass it along once he responds to me.

Thanks

Bob

Ladies & Gentlemen:

Attached is a article on GE from todays Barrons that mentions Windmills and it reminded me to reccomend that the Windgenerators at the Albany County Campus should be located away from a parking lot. Dead birds on cars wouldn't look good. I told Bob Cox about this phenomenon, but I don't have his email so please pass a copy on to him.

Hope you are all doing well in the wrap up of the spring session and the ramping up of the Albany County Campus.

Yours,

Bill Scribner

Hi Bob,

Tim Nyquist, John Ely and I just returned from the international conference on wind power. We were able to talk with numerous vendors of new and refurbished wind turbines in the price range and size we are looking at. There are several options we can look at and should have a conversation with Ted and the team. I was given several examples of other community colleges which have wind turbines located on their campus and I will research them this week. Talk to you after graduation.

Correspondence 5/17/2005 – Email from Seth Carson to Team

Greetings,

Just wanted to clue you all in on some events this week.  I am out of town at my sisters wedding and will miss our Thursday meeting, although I am monitoring the emails all the week.

I agree with Bob Cox about the issues with Major-Geothermal.  They need to know that LCCC is not the contact or responsible for their contract, etc.  I am pleased that the vertical stuff is becoming a reality.  I strongly believe this is the way to go.  We will wait for the numbers now.

I think all the IT issues, floor boxes, etc. have been communicated to the G.C. and Fremont.  Don seems to understand the changes clearly.  Phil’s and my detailed work with the IT will help Fremont when they begin placing conduit and floor boxes. I know the locations and should be able to ensure that things get set properly when the time comes.

Ralph is pouring the commons area concrete columns today.  He asked that I send my intern (Jeremy Tuck, 4th year Arch. Eng. Student) to take pictures and observe the pour.  Jeremy knows concrete stuff better than I do and is going to send me a report.

The gentleman who supplied the web-cam (Jason Gonzalez) and Jeremy worked on setting up the web-cam yesterday.  I believe Ralph still needs to mount the device on the trailer.  I will let you all know when it is activated this week.

Bob, have you heard any comments back from Nicole on my review of the last payment request?  I received some negative comments last Friday from Don at Fremont Electric about not being paid from the March invoice.  He stated that Taylor-Kohrs is supposed to pay within 14 days of receiving a check from LCCC.

When did that one get sent out?  As you may have noticed, Fremont has over $50K on the April invoice.  Have we sent out April’s check? I told Don I would ask.

Well that’s all for now,

Best Wishes,

Seth Carson

Correspondence 5/17/2005 – Email from Bob Cox to Seth Carson

Hi Seth --

Thanks for your report.

The February and March payments were delayed because the invoices did not match the bills.  Those were subsequently adjusted and we sent the request on to the ANB Trust account on April 22 for payment.  Nicole received payment on May 3.  We sent the April invoice to ANB Trust on May 9 so I expect that Nicole should receive payment by the end of the week.

Attached is an agenda, meeting minutes and updated schedule for tomorrow's meeting.

Good News - Web cam is up!  Website address is: http://67.40.120.11

I haven't figured out how to move the camera yet, but will work on that tomorrow.

Also, we'll begin drilling the vertical well for the CT test tomorrow.

Thanks,

Don,

I’ll lay out the floor boxes per the floor plan you sent. As far as adjusting the wire counts I need some clarification.

On 3/16/2005 I got a transmittal from Nicole with Taylor Kohrs and in that transmittal were owner comments on sheet E2.2 that basically had adjusted counts and locations for all the wall data drops. Around the same time I received the attached “College Furniture Layout” with the following Comments:

Microsoft Lab-

a.       6-pods

b.       4 computers at each pod

c.       Run conduit in walls but no wiring

English Lab-

a.       Wiring in walls

b.       Conduit in floors with no wiring

Compressed Viedo Lab-

a.       Conduit in wall with no wiring

b.       Floor boxes with 8-ports in each

Suites

a.       Wire all 4 walls

Classrooms 1-4

a.       Wire Floor boxes, 8-ports in center, 5-ports in remaining 4 floor boxes

b.       Run conduit in wall with no wiring

Classrooms 5-8

a.       Provide Conduit and Wire in walls

b.       Rough-in floor boxes with no wires.

Adjunct office

a.       Wire wall

b.       Rough-in floor boxes with no wires

Offices

a.       As displayed

TLC

a.       Wire Floors and Walls

Testing Center

a.       Wire floors

b.       Rough-in walls

Do I use the adjusted wall counts from the E2.2 owner comments and then implement the “College Furniture Layout” comments to that count.

Respectfully,

Chuck Polson

Correspondence 5/20/2005 – Email from Eileen Ely to Team

Good morning everyone,

Since Phil had a meeting on the main campus this morning, he shared the project signage examples with Chuck and Bob.  The team consensus is to go with the project signage with less verbage—only names, logos and contact information.  The suggestion was also made to add our website address; Michael Walters recommended that we use www.lccc.wy.edu/acc

In addition, the Foundation contact number is incorrect.  The correct phone number is:  (307) 778-4335.

Per Phil, the Wyoming Business Council contact information is (307) 777-2800.  Otherwise, the signage looks great!

Have a nice weekend.

Sincerely,

Eileen

Hi Folks --

I talked to Dr. Bohlen and Vicki about his schedule and found that he is available Friday afternoon.  I will be out of town on that day.  We have Dr. Bohlen scheduled to meet with you in Laramie at 2 p.m.  If you would like to meet earlier please let Vicki know.

It's my understanding the color palette will be available and Tim was planning to have the corrections completed on the plans to get sign off with the Turner Tract Covenant Committee.

Thanks

Report for 5/23/2005 – 5/27/2005 – LCCC – Albany County Campus

Prepared by Seth A. Carson

Site Visit 5/23/2005 - Seth Carson visited the project site and Met with Phil Neal, Don Davis, Ralph Knox, and Nicole Buscher

Seth visited the site and brought copies of the IT plan for Nicole and Don.  Don requested three more sets. Discussed primarily were electrical tasks.  Don stated that Qwest stated that they needed (2) 4” conduits, one for copper, one for fiber optics.  Don asked Seth if he knew if Ted Hanlon finished the design for the pv/wind wiring, etc.

Seth stated he would contact Ted and pass the information on to him.

Seth asked Don about the conduit location and junction box for the pv/wind.  Don stated that he would probable use a WYDOT box that is made for sub grade and has sealed fittings.

Nicole stated that the test well was drilled on May 19th, 2005 and that she was supposed to have the CT results within two weeks. She also stated that the slab is set to be poured on June 10th.  Lastly, Nicole notified Seth about the OAC meeting on Friday the 3rd of June.

Pictures of the site visit are posted here

Tasks Completed 5/23/2005 - Seth Carson plotted copies of the floor box plan for Taylor Kohrs and Fremont Electric

Phone Conference 5/23/2005 Chuck Polson and Seth Carson

Chuck contacted Seth regarding the wall IT box changes.  He requested the changes send to him by email and needed to be more legible.  Seth asked Chuck about the IT drops per box and whether or not there were 8 per box or less.  Chuck stated he would Don at Fremont about this.

Correspondence 5/23/2005 – Response email from Nicole Buscher to Phil Neal

Phil,

As discussed this morning, a 2" conduit is provided to each junction box.  In addition, Fremont Electric will be installing a 6" x 6" j-box in lieu of the 4" x 4" shown on the drawings.

Thank you,

Nicole Buscher

Phil

Seth,

Thanks for the .jpg I was able to increase the size and can now read it.

Just so we are all on the same page.

Yesterday when we spoke, you mentioned each floor box was to have 8-drops inside it. After that I spoke with Don(Fremont Electric) and he said that this is not in his price.

Therefore, I've been directed to not change the total number of floor box drops in the rooms only redistribute them equally among the new total number of floor boxes in that room.

Let me know if you have any questions.

Site Visit 5/26/2005 - Seth Carson visited the project site

Seth visited the site and spoke some Fremont Electric staff.  They went over the newly placed transformer vault.  They stated that the Pacific Power had requested (6) conduits from the vault to the electrical room originally, but recently stated they only need (4).  (6) Were set though.

Seth observed that the foundation forms were up and that rebar was in place and awaiting concrete.  Seth also observed that the north pod foundation wall rigid insulation was in place and that the tar waterproofing and backfill was completed.

Seth left a message for Ralph and requested to be notified when they south pod foundation pour was to take place. In his message, Seth also asked about the blockouts in the foundation wall for the geo-exchange system.

Pictures of the site visit are posted here.

Site Visit 5/27/2005 - Seth Carson visited the project site

Seth visited the site and observed the concrete pout through to ready mix trucks.  Overall, the pour went very well.

Pictures of the site visit are posted here.

Hi Folks,

Ralph and his concrete sub are pouring the south pod foundation wall today. After this, Ralph has the two more footing pads to pour next week and then the building foundation will be complete.  The electrician also has set the transformer precast vault and rough through the north pod foundation wall. A+ for Taylor-Kohrs this week on the pour and maintaining schedule.  Please check this out the pour on the webcam at http://67.40.120.11. The pour should probably be going till 2:30PM.

Have a good memorial day weekend everyone.
